In June 2024, Cary’s median home sale price was $665,000, outpacing the North Carolina state median by approximately $260,000. Fast‑forward to last month, June 2025, and the median sale price held firm at $655,000, showing essentially flat year‑over‑year performance
Despite price stability, the market’s intensity has eased. In June 2024, more than half, 55.5%, of Cary homes sold above their asking prices. This year, that share dropped to 30.2%, marking a 25.3‑point reduction.

A Neighborhood-Level Breakdown
While townwide prices are stable, individual neighborhoods tell a more nuanced story:
- East Cary: June 2025 median price was $605,000, up 6.1% year over year. Sales remain brisk, homes spent an average of 14 days on the market (eight days longer than last year)
- West Cary: Median sale price declined by 3.4%, landing at roughly $690,500, with homes taking 21 days on market, 16 days longer than a year ago.
- Cary Park: The standout performer, with median sale price surging 43.4% to $939,000. But homes lingered longer, taking 32 days, 21 more than the previous year.
- Lochmere: Another strong submarket, with a 10.3% increase to $810,500 and lightning‑fast sales, averaging just 5 days on market.
- Cary Towne Center: An outlier, where median prices plunged 40% to $256,000, and time on market jumped from 9 to 28 days.
What the Data Suggests
Overall, Cary’s housing prices are holding steady, but with an easing in bidding wars and offer competition.
- Balanced tension: While some neighborhoods remain hot (like Cary Park and Lochmere), others are cooling off or even softening (West Cary, Cary Towne Center).
- Slower sales: Across the board, home sale timelines have extended, suggesting a slight shift in momentum toward buyers.
- Segmented trends: Higher-priced, desirable enclaves still command strong pricing power, but mid-range areas show signs of leveling off or softening.
